This is the easiest step in the entire process.
This is when your ideal buyer has the opportunity to fall in love with your home and declare to themselves: "This is the one". There is nothing you can say to make them feel this way. The only way to get as many people as possible to fall for your home is by applying the previous steps that cover Preparation, Presentation and Promotion. If these have been done right, it doesn't matter who opens the door for the buyer. This is why many agents send their junior staff to hold the open homes.
This is the step in the process some of our clients feel most nervous about at first. When they realise how simple it is, and how little time and effort it really takes, they are blown away. After all, even if you use a Real Estate Agent, you still have to get your home ready for inspections and that's 95% of the work!

We will help you clarify these, however, they relate mainly to features that are not readily evident. For clients in other jurisdictions, we recommend that you ask your solicitor to provide a contract and assist with its completion. Most of them do this at no extra cost if you use their services for conveyancing. The sections that your buyer needs to complete should be completed with the assistance of their solicitor.
Either way, we will guide you through this step in a seamless way.

We know that you should always keep your champagne in the fridge until AFTER the money is in your bank. After a contract is signed by both parties, the road to settlement can be quick and smooth and it can also often be very bumpy. Any number of things can and do happen that can be emotionally testing for a seller.
The buyer's bank may delay or even decline finance, which could delay or even crash the contract. The building and pest report may show something that the buyer isn't happy with, which may restart negotiations or possibly crash the contract.
